   Anna Maria Island 

 

 Real estate sales on Anna Maria Island during August added up to 30 which was almost identical to the 29 sales recorded during August of last year.

The single family homes category led the way with 16 August sales ranging in sale price from $559,000 to $3,351,111. The high end of the market once again demonstrated its dominance in single family home sales with a median sale price in August of an astounding $1,254,000. On average, a single family home in August sold for 94% of its last list price and was on the market for 111 days. Half of August's 16 single family homes sales were all cash deals and there were no bank owned sales or short sales.

Condo sales in August totaled 12 with sale prices going from a low of $233,900 to a high of $775,000 which resulted in a median sale price for the month of $325,000. The average condo sold for 96% of its last list price in August and was on the market for 126 days. All cash deals accounted for 8 of August's 12 condo sales and there were no bank owned sales or short sales.

August also recorded the sale of 1 duplex and 1 lot.

During August, 28 properties on the island went under contract helping to boost the month's end total of pending properties waiting to close to 46.

The inventory of for sale properties continued to drop in August dipping below the 240 mark for the first time in over 10 years.
